    Hab aber gehört das es angeblich neue Bauten von Versicherungen und Bänken gibt ist da was wahres dran?

    Kompleks u Radničkoj za 19 milijuna eura



    Poslovni kompleks u Radničkoj ulici prodaje se za nešto više od 19 milijuna eura. Agencija koja prodaje nekretninu je Ilirika nekretnine, a riječ je o zgradi koja je u fazi gradnje. Dovršetak i useljenje predviđeno je za studeni ove godine. Cijeli kompleks zauzima ukupnu površinu veću od 14.500 četvornih metara. Kompleks je razvedene visine u kojem prvi dio objekta čine dvije podzemne garaže, prizemlje i četiri kata. Drugi dio objekta prostirat će se na 8 katova i također će imati dvije podzemne garaže. Prizemlje cijelog objekta predviđeno je za lokale i trgovine, a na katovima će se nalaziti uredi A klase i poslovni apartmani na svakoj etaži.

    Veličina ureda je od 130 do 430 četvornih metara po etaži, a apartmani će biti veliki od 52 do 94 kvadrata. Ukupno će objekt imati 24 poslovna apartmana. U Ilirici ističu kako za spomenuti iznos prodaju kompleks u cijelosti. To je još jedan objekt koji će podići ponudu poslovnih prostora, a nalazi se u dijelu grada koji u medijima odnedavno nazivaju hrvatskim Manhattanom. Ponuda uredskih prostora A klase sve je veća, no iako je zbog naglog povećanja broja poslovnih kvadrata došlo do sniženja cijena te su mnogi prognozirali slom tržišta poslovnih nekretnina, taj se scenarij nije ostvario. Upućeni tvrde da je popunjenost novih objekata, koji nude kvalitetne i moderno opremljene prostore, te se nalaze na dobrim lokacijama kao što su Radnička i Savska cesta, Vukovarska avenija, zadovoljavajuća. Stručnjaci predviđaju da će za dvije godine čak doći do rasta cijena i najamnina poslovnih prostora.

    Zagreb City Center (Lanište)

    New large shopping center will be built in Zagreb, next to the river Sava, which divides the historic center from the new part of town. The site is also parallel to the main highway leading to the Croatian coast. There are 1.2 million residents living and working within a 20-minute drive-time radius of the project. Zagreb City Center is located on a site totalling 20 hectares and it will be one of the largest regional, enclosed shopping and entertainment center in Croatia. The project will be developed in three phases with total Gross Leas able Area (GLA) of 100,000 m². Phase I will comprise of an ultra-modern shopping center with GLA of 50,000 m² and will host over 200 retail outlets with a 11,000 m² Ipercoop hypermarket. Parking for the center will be underground and on-grade with plans for over 2,800 parking spaces. Construction is planned to commence in 2007 and Phase I is expected to be completed by the end of 2008. Planned opening: end of 2008.

    "Konstruktor Engineering" from the southern Croatian city of Split will commence in early 2007, the construction of a major commercial-residential project in the inner city suburb of Črnomerec on the site of the former Zagreb Textiles factory. Demolishing of old factory started in december 2006. The project known as "Centre Črnomerec" covers a 39,500 sqm site which include a 26 level office tower that is 90 metres tall. The residential aspect will include 600 apartments over a built area spanning 54,000 sqms. The total built area including the 26 level office tower will be 106,000 sqms. The complex will house aged care facilites for the elderly and also a child care centre. "Konstructor" being the main investor along with their junior partner "Niva Engineering" are jointly working on this new Zagreb highrise landmark. At a cost of 145 million euros, the complex will be built in 2 phases with completion expected by the end of 2009.

    Sky Office Zagreb

    Zagreb's latest skyscraper project will see the construction of dual 23-level skyscrapers (lobby + 22 floors) interconnected between levels 2-14. This massive office project will see one skyscraper become HQs to local firm "Zagreb-Montaza", while the second tower will become the new home of another Croatian firm "Dalekovod". The location of this project will be the important intersection of Zagrebacka (formerly Ljubljanska) avenue & Vrapcanska street. The sucessful design of these twin elipical towers was created by architects Ante Anin, Ante Lozica & Kresimir Radnic from local design firm AJF Project. The lower levels of these towers will consist of underground parking for 600 vehicles. The total leasable floor space in both towers will total 30,000 sqms. Aproximately one third of this will be leased out to other interested parties. The project is expected to be completed by the end of 2008. Throughout the building there will be internal atriums with gardens for the relaxation of workers, including a restaurant on level 14. The main entrance will be located facing Zagrebacka avenue. The height of this project is likely to be between 85-90 metres. More info:
